On this page you will be able to check your housing account and your user details. In time we will introduce further developments so as to provide other services.

Check the details
We want to be able to contact you via email and SMS and therefore ask you to check that the details we have for you are correct. If any of these details are incorrect, please log into ‘Your Page’ under ‘Alter user details’ and enter the correct information. If you would like us to send messages etc. via SMS please tick ‘I wish to receive SMS messages’ at the bottom of the page where alterations are entered. When you have made all the necessary alterations, click on ‘Update’. We will then receive the alterations directly.


General Information for tenants

We would like to wish you welcome to your new accommodation. It is important that you familiarise yourself with the information in this booklet. This booklet in addition to The Standard Regulations for Student Housing/Appendix 1 (Boligreglementet/Bilag 1) gives you important information about the possibilities as well as the obligations concerning your new accommodation.  By showing each other respect and consideration, you and your fellow residents will enjoy a good living environment. We hope that you will be happy here!

WHO CAN LIVE IN THE ACCOMMODATION?
It is important that OAS, at all times, has correct information regarding all those living in the student houses. We must, for this reason, ask the tenants of all the apartments to give the name and birthdates of all those living in the apartment (spouse/partner and children). Also, please remember to inform us in the case of name changes and any additions to the family.  If you wish to sublet your accommodation you have to apply for this (see tenancy agreement § 12). The application form is available from the customer centre.

STUDENT HOST
OAS has a student host arrangement. The student hosts are students themselves and they act as a link between the residents and the administration of OAS. The aim of the OAS Student Housing

student host scheme is to enhance the social environment in the student houses, help new residents settle in, mediate in conflicts between residents and to organize various events for the residents. The student hosts do not work in the summer during the period 15/6 – 15/8. It is important to note that the student hosts are not “caretakers” and should not be contacted regarding practical matters concerning your accommodation.

You will find notices regarding the student hosts in your student house and at www.oas.no.

GUESTS
If you receive visitors, they are allowed to stay for a maximum of two weeks. This does not apply to two-room apartments which are designated for couples or families. Cohabitation is not allowed in units where bathroom and/or kitchen facilities are shared or designated for one person only.

INTERNET, CABLE TV AND TELEPHONE
From the autumn of 2008 an Internet connection as well as cable-TV was included in the rent of all our accommodation.  

SMOKING IS BANNED IN ALL THE STUDENT HOUSES
From 1.8.2008 smoking was banned in all our student houses. This means that smoking is not allowed inside the buildings. Smoking out of the window is also prohibited.

PETS
You are not allowed to keep pets in OAS student houses.

ATTACH YOUR NAME LABELS TO YOUR DOOR AND YOUR LETTER BOX
When you move in you will be given name labels. These shall be used to mark you accommodation and your letter box.

PROBLEMS AND DEFECTS
Problems and defects can be reported by using our online form, found on our website www.oas.no. Remember to state your telephone number in order to enable us to contact you if necessary. Complaints regarding non-fulfilment of legal or contractual requirements must be submitted within 14 days after the keys have been handed out. 

ACUTE PROBLEMS AND DEFECTS
If emergencies arise during our work hours, contact the customer centre on 22 93 35 00. However, when we are closed you should contact the security services company Norsk Vekter-tjeneste on 22 20 70 00. They are responsible for resolving problems and if need be they will call in professional help. If they are called out unnecessarily, the resident in question will be charged for the call-out. The student host is not a “caretaker” and should not be contacted regarding problems and defects. 

DISPUTES/CONFLICTS
Noise/partying or disagreements should be addressed to the person in question. The student host may be of assistance if this does not resolve the situation. The student host can be contacted during the day and in the evening. However, the student host is not on duty during the night! Norsk Vektertjeneste can also be contacted regarding  unacceptable noise/trouble in the student houses during the night. However, as a rule, we recommend that residents resolve these issues between themselves. Residents will be charged for unncessary call-outs.

The police should be contacted if emergencies arise which cannot be tolerated or which are experienced as threatening,

FIRE PROTECTION
Due to the fire regulations, you are, on no account, permitted to keep things in the corridors or on the balconies. Such objects will be removed and disposed of at the owner’s expense.  

For the same reason you are not permitted to barbeque on the patios or in other communal areas which are closely situated to the buildings.

There are signs displayed which show evacuation routes and emergency exits. Make sure that you familiarise yourself with them for your own safety.

The smoke detectors must not be removed or blocked. This will be detected as a fault by the fire control panel and the alarm may be set off. We are able to find out who has removed the smoke detector and we are obliged to invoice the person who is responsible for such faults and call-outs.

If the fire alarm goes off
When the fire alarm is set off, the fire brigade will be called out. On several occasions the fire alarm has been set off. Some of the reasons have included: Poor airing out, pans left to boil dry and pizzas left to burn.  For this reason we urge you to be cautious and show due care.  When a detector is lit, this indicates that the alarm is about to go off. If this happens, make sure that you air out the room immediately by using your windows in order to avoid setting off the fire alarm. A fire brigade call-out costs approx. NOK 3300. A call-out which is caused by, for example, cooking fumes, smoking or the like will be charged to the resident who has caused the unnecessary call-out.  Remember to switch the fan on when you are cooking!

 If the fire alarm goes off you must leave the building as quickly as possible. Close the windows and doors. Do not use the lift! 

MOVING IN
Room/apartment keys are collected at the OAS customer centre in Bjerregaardsgate 21 after 1 pm on the first day of the contract or on the following workday. We are open Monday to Wednesday and Friday from 9 am to 3.30 pm and on Thursdays from 9 am to 5 pm.

If the date specified with the sentence: “the contract is valid from and including…” falls on a Saturday, Sunday or on a public holiday, it is only possible to move in on the following workday after 1 pm. Keys to Åråsen Student House can be collected at Åråsensvingen 11, from the office which is located in the basement.

MOVING OUT
When you move out the keys should be handed in at the same place before 10 am on the last day of the tenancy (the 14th or on the last day of the month). After opening hours, keys may be posted through our letterbox in Bjerregaardsgate 21 (a split in the wall left of the main entrance door marked "INNLEVERING"). Make sure you put them in an envelope marked with your name and room number .

Remember to write your name, house and room number on the envelope.  At Åråsen you can hand in your keys at the office in the basement. The keys can also be posted through the letterbox on the 1st floor.

If the keys/cards are handed in too late on the day when you move out, you will be fined NOK 500. After this a daily fee will be charged.

INTERNAL MOVES
If you are unhappy with your accommodation you can apply for a transfer to a different student house.

During 1/7 – 1/10 we are unfortunately unable to offer transfers. The reason for this is an increase in workload in connection with the new term.

When you transfer, you will be charged rent for both places for 6 days, but you must have moved out before the 5th day. The last day is used to make the room you are vacating ready for the next resident.  We cannot guarantee that you will be able to transfer, but we will do our best to satisfy your wishes.  The application remains valid for two months. After this period you have to renew it.

OPENING LOCKED DOORS
Assistance regarding opening locked doors outside work hours is carried out by Norsk Vektertjeneste and costs NOK 1.000. During work hours, the customer centre should be contacted. They can help you with new keys or they may contact the caretaker in order to open your door. If new access cards need to be made, you will be charged an additional NOK 300 per card.

KEYS/CARD
A lost key/card means that the tenant will be charged NOK 300 per key/card. However, there is a maximum charge of NOK 900. If a previously lost key/card is handed in, NOK 200 will be refunded per key/card. If a card is missing when you move out, you will not be refunded even if the card is found afterwards.

 REMINDER FINE
Tenants will be charged NOK 55 for a written reminder regarding overdue payment of rent.

CLEANING WHEN MOVING OUT
Before you move out you will receive cleaning instructions which must be followed closely. Should extra cleaning be necessary after you have moved out, the fees of a cleaning company will apply. These expenses will be deducted from your deposit.

RUBBISH / OBJECTS
Help us create a good living environment! Rubbish which is left outside or in the communal areas within the buildings will attract vermin and cause bad smells. Please take responsibility for your own rubbish and encourage others to do the same! A fine of NOK 250 will be imposed for the removal of rubbish/objects which are left in corridors/common rooms.

FURNITURE AND FURNISHINGS
Furniture is not allowed to be removed from the rooms. If you need your own bed for health reasons, a doctor’s certificate must be presented. We will then remove the original bed for you. You are not allowed to redecorate the walls or make holes in order to hang up pictures etc. In each studio/apartment there are wall mounts with hooks for hanging pictures.

PROBLEMS AND DEFECTS

Problems and defects can be reported by: 

- Using an online form which you find at  www.oas.no.

- In case of problems that need to be resolved immediately, call 22 93 35 00 (between 9 am and 3 pm)

- Problems and defects which arise outside work hours and that cannot wait until the following workday, should be reported to Norsk Vektertjeneste, telephone no. 22 20 70 00.

We would like to point out that if Norsk Vektertjeneste is called out unnecessarily the caller will be charged. If you lock yourself out outside work hours you need to contact Norsk Vektertjeneste. This service costs NOK 1.000.
